Why Did I Create This DVD?
Well, I've been where you are. I used to find a deal, go to a bank or hard money lender and cross my fingers that the underwriter didn't turn me down at the last minute. I was finding great deals but in order to complete the rehab, I had to start to use expensive hard money lenders that charged outrageous points and interest rates.
A good portion of my profit was going towards the finance and holding costs. Then I discovered the power of the private lender and it changed my entire business. Rather than going to the bank, I would simply call one of my private lenders and within days their cash was funding my deals.

One private lender turned into three lenders and I eventually had an entire rolodex full of individuals that I could call upon whenever I needed cash for my next deal. Some of the benefits of using these individuals is that I didn't have to worry about applications, points, or even late fees. All I had to do was make a phone call and they would have the funds wired to the attorney's office.
When I look back over the years, I managed to borrow over $3 million dollars to do deals like single-family home and even subdivisions.
